Leasing & Application
Most applications are reviewed within 1-2 business days of submission by our 3rd party screening company, ApproveShield. They will contact you with a decision and any next steps needed for an incomplete application and then our local team will follow up.
To complete your application you will need:
- A valid government-issued photo ID
- Proof of income (see acceptable income sources below)
- Application fee of $95, Administrative fee of $175
Applicants must have a combined household income of at least 3x times the monthly rent for market rate homes and 2.5x times the rent for Workforce Housing Homes. For example, for a $1,000 apartment, a minimum income of $3,000 per month is required.

A written notice of at least 60 days is required prior to your move-out date. Please refer to your lease agreement for full details and the early termination fee.
Before move-in, you’ll sign your lease electronically, receive access to the app for community and apartment entry through our electronic locks, register your vehicle(s), establish Georgia Power service, and provide proof of renter’s insurance with at least $100,000 in liability coverage.
If insurance is not provided, you will automatically be enrolled in our insurance program.On move-in day, you’ll receive information to register for Luxer One, our package delivery system.
Prior to move-out, our lease requires a 60-day written notice. We will also attempt to schedule a walk-through with you before move-out to review any potential charges. On move-out day, simply return your mail keys and notify the office in writing that you have vacated the apartment. Everything else is handled electronically. Your security deposit refund or any final charges will be provided within 30 days, as required by Georgia law.
Yes, a security deposit of $300 is required. Screening results may require an additional deposit that would be determined during the application process. Please contact the leasing office for more information on the deposit.
Your deposit is refundable, minus any deductions for damages beyond normal wear and tear, outstanding balances, or cleaning fees. Refunds are processed within 30 days of move-out per applicable state law.
Yes: All residents must maintain renter's insurance with a minimum liability coverage of $100,000. Proof of coverage must be provided prior to or at move-in. If no insurance is provided, residents are enrolled with coverage through Foxen for a discounted rate.

No, unfortunately our floor plans do not feature dens or office spaces but we do have co-work spaces available in our clubhouse.

We will notify you approximately 60-90 days before your lease expiration with renewal options. To renew, simply accept the offer that is best for you.
Utilities & Payments
Rent can be paid securely online portal using debit, credit, or ACH bank transfer.
Rent is due on the 1st of each month. A late fee of 10% will be applied if rent is not received by the 1st.
In addition to monthly rent, residents are responsible for utilities (billed based on usage), valet trash, pest control services and a technology fee. Parking fees may apply.
Early termination is possible with 60 days written notice. An early termination fee of one months rent will apply. Please review your lease for more information.
GeorgiaPower.com is the only site you need to visit to connect your utilities. Internet and water do not need to be setup.
High speed wifi is available in your home and all throughout our community. This is billed as part of our Technology Fee.

No. Subletting and short-term rental platforms such as Airbnb, VRBO, or similar services are not permitted per your lease agreement.
Paint requests require prior written approval. Any approved colors must be returned to original at move-out, or a repainting fee will apply.
Yes! Standard hanging using nails or small anchors is permitted. Excessive damage beyond normal wear and tear may result in deductions from your security deposit.

Residents with a pool pass may have 2 guests at a time in the amenity areas.
Yes, residents receive a limited amount of complimentary guest parking. There are paid guest parking options as well.
